Zoning Regulations: Residents Vs Commercial Establishments

Even as the Bruhat Bengaluru Mahanagara Palike (BBMP) takes steps to crack down on commercial establishments in residential areas, Namma Bengaluru Foundation has learnt that residents are being threatened by the violators in certain areas of the city. This had led to a huge uproar, with residents now urging the civic body to address this issue and ensure smooth implementation of the zoning regulations.

In a letter addressed to the Commissioner, BBMP on September 20, 2016, NBF along with 17 Residential Welfare Associations (RWAs) expounded the need to clean up residential areas from all commercial establishments. Following this on 06 December 2016, a public notice was issued by the Commissioner of BBMP followed by individual notices that demanded for an immediate shut down of commercial establishments in residential areas.

  • No commercial activity of whatsoever nature shall be allowed in residential main and residential mixed zones in Ring No. 1, Ring No. 2 and Ring No. 3 where the road width is less than 40 feet.
  • Agency has created a GIS map of all the properties that will be used to collect information on properties that violate the master plan 2015 and zoning regulations.
  • The public notice has also created an awareness among citizens about zoning regulations and its related laws
  • The exercise by BBMP would have been avoided if AE, AEE checked on the construction in residential areas, ADTP not sanctioning and MOH, HI or HO not providing licenses to commercial establishments in residential areas and BESCOM and BWSSB not converting tariff from domestic to commercial. All these government officials should be criminally prosecuted for dereliction of duty
